As the Southern Pointe Homeowners Association, we are dedicated to safeguarding your most valuable asset - your home. Here you will find a summary of the most applicable protective covenants for the Southern Pointe neighborhood. Protective covenants are legally binding, and their purpose is generally to help ensure that the neighborhood remains attractive, well-maintained, and free from undesirable uses that could detract from property values. At the bottom of the list is the link to the full protective covenants document.
In accordance with the Southern Pointe protective covenants (specifically, Recital 7 states “The title holder of each lot, vacant or improved, shall keep his/her lot or lots free from weeds and debris.”), weeds are expressly not allowed on any lot throughout the neighborhood and, beginning May 1st, 2025, they will be addressed as follows:
Homeowners of yards overgrown with weeds will receive a violation letter and will have ten days to rectify the situation. If the situation is not rectified within ten days, the homeowner will receive another violation letter and another ten days. If resolution has not occurred at that time, the homeowner will be referred to the HOA attorney for legal action.
Homeowners with repeated violations, even if previous violations were resolved prior to legal referral, will be referred to the HOA attorney for legal action. Expenses incurred by the HOA related to lawn care imposed on the offending yard and fees procured through legal action will become the responsibility of the homeowner through lawsuit and/or lien processes.
Violations and subsequent actions will be assessed continuously throughout the year beginning May 1st, 2025, and will not be paused for the winter seasons, as weed control and the appearance of the neighborhood are year-round obligations. Many of our neighbors have simply allowed their lawn to die prematurely each year, which the HOA has no control over since there is no covenant specific to grass length, color, or state of health, but please be aware that this practice often highlights the presence of weeds and does not recuse the property owner from the responsibility of keeping their yard weed-free.
Please note that we understand divesting one’s lawn of weeds can be a long and arduous process, especially when it has not been previously upkept…a lawn in progress to the best version of itself looks far different than one that is neglected, and our actions will reflect this. There are many ways our neighbors can go about dealing with their weed issue, such as applying a pre-emergent treatment, pulling the weeds, or hiring help, and we will be posting helpful hints related to weed control. We welcome any input from the neighborhood in our endeavor in ensuring that Southern Pointe is pleasing to the eye in every way possible.
Our purpose in providing this notice now is to give neighbors time to determine their best pathway in ensuring their yard is free of weeds by May. After May 1st, 2025, neighbors are welcome to email the HOA to report potential covenant violations or to dispute a violations letter. Please be assured all emails will be handled with care and reporting will remain confidential.

Dues are $125 per household for 2024, and will be considered delinquent after December 15th, 2024.
Dues will be assessed July 1st of each year, with the assessment amount determined by the HOA Board based on anticipated expenditures.

In accordance with the association's by-laws, the annual HOA meeting shall be held in the evening on or around the second Tuesday of January, and should provide an open forum for members of the HOA to receive information related to the administrative and financial status of the association and to provide feedback that will be considered by the HOA board in the planning and management of neighborhood business throughout the coming year.

SID meetings occur several times throughout the year, and are open to all property owners within the SID. The SID is responsible for street and sidewalk maintenance, streetlights, the neighborhood out-lots, and egress areas. The next SID meeting is anticipated to be held in April 2025, and details will be posted here once available.
Give your kitchen a break! Come to our food truck once a month during the spring and summer seasons to try different foods, meet your neighbors, and enjoy the great outdoors! Check back in May for a calendar of trucks and location.
